How to Use an AI Listing Description Generator

Step 1 · Address

Enter the property address

Start with the property address. The generator uses it to ground the description and will suggest addresses as you type. This field is optional while you are experimenting, but it helps the AI mention the location naturally.

If you are creating a shared link for your agent or listing service, the address is stored with the link so the recipient knows which property it describes.

• Use a full street address with city, state, and ZIP
• Pick a suggested address from the dropdown to avoid typos
• You can start filling in other fields without an address

Step 2 · Specs

Select property type and basic specs

Choose the property type — single-family home, condo, townhouse, multi-family, or land — and add the beds, baths, square footage, and year built. These are the core facts every MLS listing needs.

Beds, baths, and square footage are required. If you do not know the exact year built, leave it blank. The tool will work around it.

Step 3 · Features

Add the key features

In the Key features field, write the upgrades, amenities, and standout details that would matter to a buyer. Think like a showing tour, not a spreadsheet. Mention the renovated kitchen, the quartz counters, the hardwood floors, the primary suite, the fenced yard, the garage, the smart-home tech, or anything that sets the home apart.

You do not need complete sentences. Short phrases separated by commas work best because the AI will weave them into a flowing paragraph.

Step 4 · Neighborhood

Add neighborhood highlights

Buyers do not just buy a house — they buy a location. Use the Neighborhood highlights field to mention what is nearby: walkable coffee shops, the school district, commute time, parks, trails, restaurants, or public transit.

Be specific and accurate. Avoid exaggerated claims like "top-rated" unless you can back it up, and do not claim exact school boundaries or distances unless you are sure.

Step 5 · Style

Choose the tone and length

Select the tone that matches the listing. Warm & professional works for most homes. Luxury & elevated is better for high-end properties. Casual & friendly fits a relaxed neighborhood or starter home. Modern & minimal is clean and direct.

Then set the MLS character limit. Most MLS systems limit the public remarks field by characters, not words. If you know the limit — 800, 1,000, or 1,300 characters are common — the generator will stay within it. You can also set a custom limit between 100 and 4,000 characters.

• The description works even without a limit

Step 6 · Generate

Generate the description

Click Generate Description. The AI will return a polished, MLS-ready paragraph in a few seconds. It will include the address, specs, features, and neighborhood context in a single cohesive description.

If the first draft is not quite right, click Regenerate. The tool will rewrite the description using the same inputs. You can regenerate as many times as you need.

Step 7 · Edit

Edit and copy the description

Read the description carefully and edit it to match your facts. The output is editable, so you can adjust phrasing, remove anything that does not apply, or add a detail the AI missed.

Click Copy to save it to your clipboard. The character count is shown at the bottom so you can confirm it fits your MLS field before you paste it.

• Remove any vague or unverifiable wording

Step 8 · Share

Create a shareable link

Click Share to create a link you can send to your listing agent, photographer, or flat-fee MLS service. The link stores the description and the form details, so the recipient sees the full context.

Share links expire after 7 days. You can always regenerate the description and create a new link if you need one later.
